Selling Price of Abandoned Rental Property (4797)
Jack from Ohio replied to CRKen's topic in General Chat
Ken, Judy gave you a much more polite answer than I am led to give you. "Lack of planning on your part does not induce a charitable gesture on my part." If you don't like tax professionals, Google is your best source of professional guidance. -

Tell me I'm not the only one with a client like this

I wish we lived close enough to merge our practices! We would be unstoppable and the best tax practice in the state! You and I think so much alike, and I recognize your mountains of experience and knowledge!! If and only.... -
I didn't make my business full time as a public service. I provide a service that is just as professional as a doctor, lawyer, plumber, electrician, auto technician or any other profession. I charge what is a fair (not the lowest in my area by no means) rate for professional services, and my business continues to grow by word of mouth referrals by at least 10% every season. I am running a business.

The 5498 does not substantiate the date of the deposit. Have your client gather the documents I mentioned, while he still has them, and put them in his file for next year when the CP2000 shows up. It has been my experience that Form 5498 is ignored by the IRS, in all cases.

I have not related that information to ANY of my clients. That way, on April 15, when I get that last minute call, I can pretend to have a special connection to get their return filed timely, but "there will be a substantial extra charge" to do so. Then I can be a hero.

Even with these steps, be ready for the CP2000 next year. Have the client put together the following items in preparation: 1. Copy of the stub that came with the check she received. a. Must show the date the check was received. 2. Copy of the deposit receipt from the new company a. Must show the date she made the deposit b. Must show the amount of the deposit made. When the CP2000 arrives, include those documents with a note explaining. We have done dozens, even though we input the amount rolled over as described above.

2106 then move to Sch. A. Not likely that he itemizes, so put them on the 2106 and the A and charge for both. "They are deducted. See the amounts right here..."

I have e-filed over 200 with ATX. None have shown what you describe. I have no idea what your issue could be. -

I have not yet figured how to have 50/50 split of days in a non-leap year? Staying at Granny's counts for the parent where the child was supposed to be for that day. I have yet to see any situation, that in reality, was anywhere near 50/50.

Agree with both.

I agree. Get the postmaster to go with you and knock on their door again. Have him mention all the penalties and jail time associated with messing with and interfering with the delivery of First Class Mail. Then mention the IRS punishment for interfering with other person's tax information. Make him have to change his underwear when you are finished talking to him. Meanwhile, start changing all your mailing information on everything you have to just the PO Box. All accounts and all tax related items. Use only one address, the PO Box and sorting machines will not confuse them. In addition, if you use Zip+4 for your PO Box, the sorting machines will ignore the written addresses.

...and get that PO BOX right away!!

DO NOT TAKE THEM BACK!! EVER!!! I allow no client to dictate to me how to perform my job as a preparer. That is an instant "Hand their original documents back to them and show them the door" firing situation. I do not even offer any explanation. I fired one that way last year. Questioned everything I did in relation to the 6 rental properties he owned. His "bookkeeping" did not even meet the tiniest definition of the word, and all his numbers did not make sense. You did good JB!!

If his only income is from the S-Corp reported on K-1, is he not self employed?

Be sure to use Zip+4. Problem instantly goes away. Our office is in a small town that shares a zip code with the neighboring town. We have exact duplicate addresses in both towns. Once we started using +4 and having our clients do the same, the problem evaporated. Zip+4 is more than 20 years old. Don't you think we should get on the bandwagon? With Zip+4, the automated machines even get it right.

Lion is correct. Fed 2013, 2014 & 2015. Some states will accept 2013 & 2014 e-files, but it is random. Once you file, you will know. MA does NOT accept any old e-files. This is the only one I can verify so far this year.

This is the attitude that gives the fraudsters free reign and cost us billions. Till we cure Americans of this addiction, filing fraudulent tax returns will continue to be a very lucrative endeavor.
-
I attended three different seminars put on by people from the Ohio Tax Department. Many things have changed drastically with Ohio for tax year 2015. Their processes are now including extra scrutiny for fraudulent returns. I would not put any expectations on time for Ohio refunds this season. Last year's verification letter fiasco drew intense fire from taxpayers. Not sure what they will be doing this year. Just be ready for lots of changes...

Paperless, reviewing returns with clients, providing client copies
Jack from Ohio replied to jklcpa's topic in General Chat
Same here. Cheap copy paper and a simple envelope that allows the client's name and year of the return show through. Nothing else. Most disappear into a black hole once they leave my office. -
Why not just leave the W-2 as it was and let her get a refund when she files? Too many chances for things to go wrong using the "amend everything to put it in proper order" method. Sometimes simplest is the best. However, now that the return has been amended, just send the W-2 showing the withholdings and let her get the refund on her return. (Providing she chooses a properly knowledgeable preparer.)

They never moved. Just disappeared from my client list with no explanation. Still living in the same house.
